As the second largest home builder in the nation, Lennar has a vast amount of experience developing and building communities that meet the needs of the homebuyers, surrounding residents, and government agencies across the United States. Lennar has been successfully building and selling new homes within the St. Charles community since 2004, but with this recent acquisition, will now also take over the role of owner and developer of substantially all of the remaining planned unit development.
The builder recently purchased 2,400-acres within the St. Charles master-planned community located in Waldorf, Maryland. The acquired property allows for residential, commercial, and industrial development, including 7,000 home sites yet to be developed. This was a rare opportunity for Lennar to buy a large master-planned community. The development includes neighborhoods designed to high standards, enhanced community amenities, and several new public school sites. It is anticipated that the project will take approximately 12 to 15 years to complete.
Soltesz worked closely with Lennar in analyzing the properties, performing due-diligence services, coordinating with local and state officials, and assisting Lennar with its financial analysis for what is one of the largest real estate transactions in the Washington, DC metropolitan area in recent history.
